Secondary Glazing in Sevenoaks & Tunbridge Wells (TN1, TN13)

Specialist guidance for London & Home Counties heritage properties — published 15 September 2026.

West Kent's period housing is exceptionally varied — Georgian terraces in Tunbridge Wells, tile-hung Victorian villas, weatherboarded cottages and converted oasts — and the specification has to follow the window rather than a standard template.

    Noise sources across TN13, TN1 and TN2

The M25 and M26 north of Sevenoaks, the A21 and A25, the A26 and London Road through Tunbridge Wells, and the Hastings main line through Sevenoaks, Hildenborough and Tonbridge account for most acoustic enquiries. Motorway noise is the hardest case: it is continuous, low-frequency and often reaches properties from some distance, so glass mass and cavity depth both matter. For properties within earshot of the M25 or A21 we specify 10.8mm acoustic laminate — see the noise reduction guide.

Heritage in the Pantiles and Sevenoaks town

Royal Tunbridge Wells has a large conservation area covering the Pantiles, Calverley Park and the Common frontages, with many listed buildings among them; Sevenoaks has designations around the High Street and Knole. Both councils treat external window change carefully, and reversible internal glazing is the accepted route. Our listed buildings guide covers what to submit where consent is needed.

Awkward window types — and what they need

West Kent throws up more non-standard openings than most areas: casements with leaded lights, small-pane cottage windows, Gothic and arched heads in Victorian villas, and oast conversions with very deep or irregular reveals. Every one of these needs a site survey and a bespoke frame; stock-size units rarely fit and never look right. Small cottage panes usually work best as hinged or lift-out units, while deep reveals are an acoustic advantage because they allow a generous cavity.

    Damp, condensation and old fabric

Older Kent houses with solid walls and limited ventilation are the properties where secondary glazing can go wrong if the cavity is sealed without thought. Done correctly — trickle ventilation retained, the secondary unit sealed and the primary window left as the vented layer — it reduces surface condensation rather than causing it. See condensation and mould.

    Installed pricing
